My time as Office Leader was much like that lighthouse: illuminating the path for others while I navigated the unpredictable seas of the real estate industry. The experience I gained during this period was invaluable. I developed patience and a profound understanding of the intricate contracts that many brokers often overlook. More importantly, I learned how to navigate the diverse personalities and opinions that come with leading a team.
However, as I stood at the helm, guiding my team, I began to feel the pull of my true passion—the thrill of selling real estate. One of my favorite stories that exemplifies this commitment involves a homeowner’s mother who reached out to me out of concern for her son. He had recently gone through a breakup with his live-in girlfriend, and she was still occupying the home he owned. Feeling overwhelmed, he expressed to his mother that he was considering calling the bank to hand over the keys, believing he had no other choice. His mother asked if I could help, and I suggested conducting a Comparative Market Analysis (CMA) to assess whether the property had any value before taking such a drastic step.
After speaking with her son, I arranged to meet him at the house. Upon arrival, I was greeted not only by him but also by his ex-girlfriend, her father, and her brother. It was a tense situation, but I quickly established myself as the professional in charge. I respectfully but firmly asked those who were not legal owners to leave the property, which required a bit of assertiveness. Once we were able to conduct a walkthrough, it was clear that the home was in ill repair. There were several animal cages throughout and the carpet was drenched in animal urine. There was a large hole in the roof by the front door that hadn’t been addressed in quite some time. Even with all of the setbacks and issues I assessed the home and discovered that, contrary to what he thought, he had equity in the property.
After discussing the situation with him and his mother, we strategized on how to get him current on his mortgage, get the home cleaned up, and start the process of having his ex-girlfriend move out. With his mother’s support, we listed the home two months later, implementing a marketing strategy that showcased its best features. The response was phenomenal; within 24 hours, we received 11 offers, all above the asking price! Ultimately, my client walked away with a check for $90,000, and when I met him at work to sign the winning bid contract, he was physically shaking, asking me if “this is real.” Moments like these are what fuel my passion for real estate—knowing I made a meaningful impact in someone's life during a challenging time.
